When booking thru VRBO rates vary from $145- $285 a night in the off season, $175-$300 a night in the semi prime season and $275-$460 a night in the Prime Season (Summer months), There is a 3 night minimum over Major Holidays and in the Summer months. The Summer months are between Memorial Day and Labor Day. 2 night Summer reservations can be made if a 2 day opening occurs. Pet fees vary from $50- $350 based on the number of pets you bring and the size of the pets (DOGS ONLY, NO CATS). A $100-$350 refundable pet security deposit will be charged. This deposit varies depending on the amount and size of your pets you bring. The Security Deposit varies from $100-$400 depending on group size and season you rent.The cleaning fee is $100. VRBO will calculate and add their 9-12% service fee, a 3% payment fee and a 6.05% tax which goes directly to VRBO, not the property owners. The Property Owners CANNOT waive, discount or change the VRBO fees and taxes. Charge Cards and auto check transfers are the only form of payment VRBO will accept for this cabin.The VRBO on line booking fee and tax are charged to every property you reserve thru VRBO, not just mine. Property Owners cannot waive, discount or change the VRBO fees and taxes. The VRBO fees and tax DO NOT go to the Property Owners. All on line reservations will require an immediate payment. The rental fee IS NOT REFUNDABLE!! After I have given you the correct rates for jackscabin and you have agreed to signed and filled out my rental agreement your reservation can be made. If a Vacationer does not complete, sign and send my rental agreement to me within 5 days from the time the reservation is made the reservation will be cancelled with no refund. Payment is due within 24 hours from the time you make your reservation. LAST MINUTE RESERVATIONS WILL REQUIRE THE VACATIONER TO PICK UP THEIR WELCOME PACK AND KEY FROM ME IN GILBERT, AZ. There is no other way to get you the key to the cabin in time on a last minute reservation. When making a reservation on line thru VRBO I have to honor my agreement with VRBO. Fish right out the front door or just relax and enjoy the beautiful views of Rainbow Lake. "Jacks Cabin" is 1500 square feet with 3 bedrooms and 2 bathrooms. There is cable TV in the living room and bedrooms. There is also Hi speed wireless internet at no charge. Why rent another cabin when you can rent a lakefront cabin for less. My rates are unbeatable for a lakefront cabin that includes 4 boats and a 36 foot private pier. Summer months and Prime Seasonal Days get booked 6-12 months in advance. Return vacationers start making their Summer reservations in December and January. March 1 thru October 31 gets COMPLETELY booked every year.
